Queenstown is a Rest of Central Region (RCR) estate: two MRT lines, a large HDB base and a thin layer of condos. The 2018 version of this guide compared three condos using prices that no longer apply, so those numbers are gone. This guide uses data you can check yourself from URA, LTA, MOE and data.gov.sg.

The estate in numbers
SingStat’s General Household Survey 2025 counts 101,480 residents in Queenstown. Of these, 76,930 live in HDB flats, 19,280 in condominiums and other apartments, and 3,490 in landed homes. About 23% are aged 65 or older (Propwise calculation from SingStat’s age table).
HDB flats set the tone here. In the resale data, leases start as early as 1967 and as late as 2022. That spread matters, as the HDB section shows.
URA’s segment definitions put the Core Central Region (CCR) at postal districts 9, 10 and 11, the Downtown Core and Sentosa. Everything else in the Central Region is RCR. Most of Queenstown is RCR. The line follows postal districts, not planning areas, so check the district of any project near Holland Village.
MRT, roads and schools
The East-West Line stops at Queenstown (EW19), Commonwealth (EW20), Buona Vista (EW21) and Dover (EW22). The Circle Line adds Holland Village (CC21), Buona Vista (CC22), one-north (CC23), Kent Ridge (CC24), Haw Par Villa (CC25) and Pasir Panjang (CC26). We counted stations by matching LTA exit locations to URA’s planning-area boundary.
LTA’s pages for the Cross Island Line, Jurong Region Line, Thomson-East Coast Line and Downtown Line extensions show no new Queenstown station that we could find, and Master Plan 2025’s rail station layer shows no planned station in Queenstown beyond the existing ones.
MOE’s school directory lists nine schools in its Queenstown zone. There are three primary schools (Fairfield Methodist, New Town and Queenstown), four secondary schools (Fairfield Methodist, New Town, Queenstown and Queensway), Anglo-Chinese School (Independent) and Anglo-Chinese Junior College.
For Primary 1, MOE ranks applicants by home-to-school distance: within 1 km, 1–2 km, then beyond 2 km. You must live at the address for 30 months from the start of the registration exercise. Confirm the distance with MOE before you commit to a unit.
HDB resale and rent benchmarks

Islandwide, the median 4-room resale was S$630,000 and the median 4-room rent was S$3,300 over the same months.
One median hides two markets. Of the 340 3-room resales, 207 were in flats with leases that started before 1980 (median S$375,000). Another 128 were in flats with leases from 2010 onwards (median S$808,000). Of the 250 resales at S$1m or more, 109 were on Dawson Road, in flats with leases from 2016, 2020 and 2021.
The condo market here
Private data are thinner than HDB data, so use URA’s segment figures. In the RCR, prices moved +0.8% in Q1, −1.2% in Q2 and +0.2% in the Q3 flash estimate. Compounded, that is about −0.2% for the three quarters. The Q2 release shows 4,380 unsold units in uncompleted RCR projects, down 11.9% on Q1.
Land bids show what developers will pay. URA awarded Dover Drive for S$951m on a maximum 56,773 sqm of GFA. That is S$16,750.94 per sqm of GFA, about S$1,556 per sq ft, before construction, financing and profit. Six bids came in, and the next best was S$16,049.17. At one-north, Media Circle Parcel A sold in March 2025 at S$11,158.34, and Parcel B drew no bids.

What is coming
Master Plan 2025 was gazetted on 1 December 2025. It plans a new Dover-Medway neighbourhood along Dover Road, with a mix of public and private homes, in the Greater one-north area. It also adds a sports facility on top of the car park at 19A Dover Crescent and lists Queenstown for Friendly Streets. URA says new neighbourhoods will be paced out and gives no dates.
URA’s 2H2026 land programme puts two Media Circle sites on the Reserve List. A Reserve List site launches only if a developer applies.
Who it suits, and a checklist
Queenstown may suit buyers who want an established estate, two MRT lines and short trips to Buona Vista and one-north. It may suit less well if you want a large choice of new condos within walking distance of each other. To weigh the trade-offs, read what makes a good location.
- Confirm the postal district, so you know if the project is RCR or CCR.
- Check the tenure and the remaining lease. See valuing leasehold property.
- Measure the real walk to the MRT station, not the straight line.
- Check the school distance with MOE if you have a child under 7.
- Compare the project’s recent sales on URA’s search, not asking prices.
- Stress-test your loan at 4%.

Queenstown is a two-speed estate. Old flats cost far less than the new ones, and condos are a small part of the mix. Use official data to compare projects, not undated “best condo” lists.

I agree with the writer. The freehold status of The Anchorage offers value for money. Whilst the estate may be older compared to the other two, the units are certainly much larger and more liveable in terms of space within the unit. There is also a short cut to the Queenstown MRT station. Besides there are a lot of buses that could easily link you from The Anchorage to Queenstown or Redhill MRT stations.

Fully agree with the writer,though Anchorage is older than the other projects nearby but it is well maintained with large sinking fund available for use. Monthly maintenance fees are low, really value for money, ample parking space with good full facilities and amenities at its doorsteps.

Besides, The Anchorage has high ceiling and is quite cooling. The Management takes good care on its maintenance.Walking to MRT station takes about 7 minutes from the back gate.

This article might be written before the launch of Stirling Residences. The price of Stirling is close to Queens, Anchorage and Interlace and it is a brand new development. 3 mins walk from Queenstown MRT station right opposite of Queens. Why would I want to buy old condo when I can get a brand new with nicer interior design and reasonably priced?
