How the numbers work
Monthly instalment uses the standard amortisation formula: the loan is repaid in equal monthly amounts, and each payment covers that month's interest first. In the first years most of your payment is interest; near the end it is mostly principal.
TDSR (Total Debt Servicing Ratio) caps all your monthly debt repayments — including this mortgage, assessed at the stress-test rate — at 55% of gross monthly income. MSR (Mortgage Servicing Ratio) further caps the mortgage alone at 30% of income for HDB flats and new ECs.
Stamp duty is due within 14 days of signing. Buyer's stamp duty is tiered by price; additional buyer's stamp duty depends on your residency and how many homes you already own.
