Private non-landed housing prices up 1.3% m-o-m in January: NUS SRPI flash estimate

The Institute of Real Estate and Urban Studies (IREUS) on Feb 28 released the Singapore Residential Price Index (SRPI) for January. Flash estimates of the SRPI indicate that condo prices grew by 1.3% m-o-m from December 2024 to January this year. The SRPI measures the m-o-m movement of private non-landed residential properties in Singapore based on a basket of 818 completed condo developments.
Two-bedder at Hill House sets new high of $3,398 psf

The sale of a two-bedroom unit at Hill House topped the list of private condos that achieved a new psf-price high from Feb 7 to 16. The 999-year leasehold development hit a new peak of $3,398 psf when the 452 sq ft unit on the eighth floor was sold by the developer for $1.54 million on Feb 16. The latest transaction marginally surpasses the previous peak of $3,378 psf set on Feb 11 when another 452 sq ft, two-bedroom unit on the eighth floor was sold for $1.53 million.
Two retail units at Sim Lim Square for sale at $3.38 mil

A pair of adjacent retail units on the third floor of Sim Lim Square will be featured at ERA’s next auction on Feb 27 with a total guide price of $3.38 million. The larger of the two units is 958 sq ft and has a guide price of $2.08 million ($2,171 psf), while the smaller unit is 570 sq ft and has a guide price of $1.28 million ($2,246 psf). An owner’s sale, this is the first time both units have appeared on ERA’s auction listings. The units are available to be purchased together or individually.

Four-bedroom unit at Mandarin Gardens reaps $3.83 mil profit

Mandarin Gardens recorded the most profitable condo resale transaction during the week of Feb 7 to Feb 14. A 3,800 sq ft, four-bedroom unit at the development fetched $4.88 million, or $1,284 psf, on Feb 11. According to URA records, the eighth-floor unit last changed hands for $1.05 million ($276 psf) in June 2003. The sale resulted in a profit of $3.83 million for the seller, or 364.8% of their original purchase price. This translates to an annualised capital gain of 7.4% over 21 years.
